EDEN HILL

Named after the original name of Queen Anne Hill, this property was completed in 2008 and demonstrates the quality and attractiveness of properties that Emerald Bay is constructing in this neighborhood. Eden Hill is a LEED certified mixed-use structure with 36 luxury apartments located on three floors above 15k SF of retail. The property includes 82 underground parking stalls and 25 storage units. The brick exterior, streetscape, and active retail space are indicative of the character of the neighborhood. The retail space is 100% occupied by Bartell Drugs and Pasta & Co.

SWEETBRIER

This project was completed in August of 2009 and consists of 45 apartment units above 11,300 SF of retail. Sweetbrier is the perfect blend of historic style and contemporary conveniences. This green built, modern building boasts bright and spacious units with much attention paid to the smallest of details. Sweetbrier's 12k SF of retail space is 100% occupied with Key Bank as the anchor tenant.

SEVEN HILLS

During the early settlement of Seattle, the town was famous for its multitude of hills. Similar to Rome, Seattle became known as the city of Seven Hills - Queen Anne being the tallest of these. The 7 Hills project was designed to complement the nearby Eden Hill and Sweetbrier projects recently completed by Emerald Bay Equity. The building includes 57 luxury apartment units over 8,000 square feet of street level retail with 65 underground parking stalls. 7 Hills is located just south of the Eden Hill project.

Queen Anne Towne apartments

Construction has begun on this new mixed use building which will complete the Queen Anne Collection in the Upper Queen Anne neighborhood. This one acre parcel spans the entire block on Queen Anne Avenue between West Crockett and West Howe streets. This property is being redeveloped to provide a grand plaza, additional street level retail, and a new Trader Joe's grocery. In total, approximately 38,000 square feet of retail space and 106 luxury apartments, with 200 underground parking stalls are being constructed. This site is directly across the street to the east of Seven Hills and Eden Hill.

IDAHO FALLS SHOPS

This Wal-Mart anchored shops building is located on the corner of Utah and Houston in Idaho Falls, ID. Great Clips and Jimmy John’s Gourmet Sandwiches are just a couple of the tenants in this development project. Tenants opened doors early in 2009.

REDMOND SONIC BURGER

Emerald Bay Equity acquired a pad within a new Wal-Mart center in Redmond, OR. The site located in the heart of Redmond on busy HWY 97 and Oak Tree Lane. Sonic Burger signed a ground lease and developed the site in 2008.

FRANKLIN CENTER

Emerald Bay Equity acquired and developed all property within the new Wal-Mart Supercenter/Sam’s Club development at Franklin Center, across from Adaho Center. Anchor tenants include Wells Fargo Bank and FedEx Kinkos. This project was developed on a fast timeline to deliver space to tenants prior to the Christmas season. The Wells Fargo was sold in 2008 for $2.6 million.

SOUTH PUYALLUP WAL-MART

LAKE SERENE CENTER

Emerald Bay Equity redeveloped an underutilized property located at the signalized intersection of HWY 99 and 148th Street SW in fast-growing Snohomish County. Over 39,000 vehicles per day pass the site on HWY 99. The superior site visibility, access, and demographics make this an attractive location for new retail. The project includes over 30,000 SF on new retail buiding area and is anchored by a freestanding 16,385 SF Bartell Drugs store.

COVINGTON MIXED USE

Emerald Bay Equity assembled this property between the new Wal-Mart store and the hospital in Covington’s downtown core. CYRUS BUSINESS CENTER

Emerald Bay Equity acquired, entitled, permitted, and constructed this light industrial project in 2008. The building accommodates tenants with the need for professional storefront with a contiguous warehouse space.

SHADLE CENTER

Emerald Bay Equity principals and our development partners acquired this 1960’s vintage shopping center in 1997. Working through development challenges, such as multiple tenant bankruptcies, old leases, and restrictive covenants, we were able to re-position this property into a vibrant community center with over 280,000 SF of retail building area. Anchor tenants include Wal-Mart, Safeway, Rite-Aid, McDonald’s and Starbucks.

CIRCUIT CITY CENTER

Emerald Bay Equity principals, and our development partners, transformed an underutilized truck terminal property, located adjacent to the I-880 freeway, into a thriving retail center. Our team worked with Caltrans, the City of Hayward, and Target Stores to reconfigure access into our site and the neighboring retailers site. This was done to allow full access movements immediately adjacent to the highway interchange. These access improvements and the strong freeway visibility attracted national retailers, such as Circuit City and Starbucks, to this project.

CANYON LAKES CENTER

Emerald Bay Equity principals, and our development partners, overcame site access challenges to create a new retail hub at the southern end of the Tri-Cities market. This 14 acre development features an unbeatable line up of retailers, such as, Home Depot, Walgreen’s, and Starbucks. This project opportunity on US HWY 395 was identified during our entitlement efforts for the adjacent Wal-Mart Supercenter.

RIVERBEND CENTER

This Shadow-Anchored retail center is located in the middle of the new Sequim commercial core. The project consisted of developing a site ready to address new city design standards, sensitive areas, and demand for new retail space in this rapidly growing community. The larger project includes space for a retirement housing development, a restaurant, and two shops buildings, all adjoining the Sequim Wal-Mart. IHOP Restaurant and Sherwin-Williams to Riverbend Center were completed early 2010.

SHOPS AT 32ND & THOMAS

Emerald Bay Equity acquired this well located former gas station site for redevelopment in 2007. Through creative site planning and city entitlement efforts, our team was able to work around the ongoing environmental remediation by the previous owner to create an attractive retail setting. This in-fill project is fully leased with credit tenants (Starbucks and T-Mobile). Construction was completed in Summer 2008.

SHOPS AT VALLEY & MAIN

Emerald Bay Equity acquired a notorious motel and restaurant on this busy corner on Sumner’s Main Street. Demolition and redevelopment of the existing blight brought exciting new energy and business to this important intersection in the city. Project challenges included soft soils, cross access with adjacent parcels, and incorporation of Sumner’s Main Street Plan into the development. The resulting project became a model of development in this growing community.
